DESIGN
Clients Brief and Scope of Work
Concept design implies an idea, or a range of ideas, a development approach, a guiding concept and design intent. The conceptual approach places the quantum of development intelligently on the site. It is vital that the designers and the client agree on the objectives and outcomes of the concept design process in advance.
CONCEPTUAL
DESIGN
A conceptual design is the initial stage of the design process that outlines the basic ideas and structure of a project. It focuses on defining the goals, functionality, user needs, and overall vision without going into detailed specifics. This phase often includes sketches, prototypes, and diagrams to communicate the direction for further development.
RESOURCE
CONSENT
A resource consent is permission from your local council to do something that might affect the environment and isn’t already allowed under their rules.
You need one if your project—like building a house, putting up a fence, doing earthworks, or using natural resources—doesn’t follow the local planning rules.
There are different types, depending on what you’re doing. For example, you might need a consent to:
- Build something taller or closer to the boundary than allowed
- Subdivide land
- Take water from a stream
- Discharge wastewater or stormwater
- Build near the coast or on a riverbank
To get consent, you apply to the council, explain your project, and show how you’ll deal with any effects on the environment or neighbors. The council reviews your plans and either approves or declines them. If approved, they might include conditions you have to follow.
It’s basically the council checking that your project won’t cause problems for people or the environment.

A building consent is a formal request submitted to the relevant local government authority to gain approval for construction work. It ensures that proposed building work complies with building code, safety standards and legal regulations. A typical consent application will include
